This Privacy Policy describes how Truffle Homes (“Truffle,” “we,” “our,” or “us”) collects, uses, and shares personal information when you use our websites, applications, and services (collectively, the “Service”).

Information you provide directly

• Account information: name, email address, phone number, password (stored hashed), and any profile details you choose to provide.
• Search preferences: the criteria you set for home alerts (price range, neighborhoods, bed/bath counts, commute, etc.).
• Payment information: processed by our third-party payment provider; we do not store full card numbers on our servers.
• Communications: messages you send us or interact with through the Service.

Information we collect automatically

• Usage data: pages and listings you view, alerts you open, clicks, search queries, session duration, referring URLs.
• Device and log data: IP address, browser type, operating system, device identifiers, and timestamps.

Information from third parties

We may receive information from MLS feeds, analytics providers (e.g., usage and error monitoring), advertising partners, and (in the future) public groups on social platforms where listings are posted. We do not knowingly purchase or scrape private personal information about you from third parties.

2. How We Use Your Information

• Deliver real-time listing alerts that match your criteria.
• Operate, maintain, and improve the Service.
• Personalize your experience and refine future recommendations.
• Communicate with you about your account, transactional matters, and (where you've opted in) marketing updates.
• Detect, prevent, and respond to fraud, abuse, security incidents, and violations of our Terms.
• Comply with legal obligations and enforce our agreements.

3. How We Share Your Information

We share personal information only in the following circumstances:

• Service providers: hosting, analytics, payment processing, email/SMS delivery, customer support — bound by confidentiality and data-protection obligations.
• Real estate professionals: if you explicitly request to be connected with an agent, we'll share information necessary to make the introduction.
• Legal and safety: when required by law, subpoena, or to protect rights, property, or safety.
• Business transfers: in connection with a merger, acquisition, financing, or sale of assets, subject to standard confidentiality protections.

We do not sell your personal information.

4. Your Choices and Rights

Depending on where you live, you may have the right to access, correct, delete, or port your personal information, and to object to or restrict certain processing. To exercise these rights, email hello@truffle.homes. You can also:

• Update your profile and search preferences directly in your account settings.
• Unsubscribe from marketing emails using the link in any marketing message (transactional account messages will still be sent).
• Reply “STOP” to any SMS alert to opt out of further text messages.

5. Data Retention

We retain personal information for as long as your account is active and as needed to provide the Service, comply with legal obligations, resolve disputes, and enforce our agreements. When information is no longer needed, we delete or de-identify it.

6. Security

We use industry-standard administrative, technical, and physical safeguards to protect your information, including encryption in transit and access controls. No security measure is perfect, however, and we cannot guarantee absolute security.

7. Children

The Service is not directed to children under 16. We do not knowingly collect personal information from children under 16. If you believe a child has provided us information, please contact us so we can delete it.

8. International Users

Truffle is operated from the United States. If you access the Service from outside the U.S., your information may be transferred to, stored, and processed in the U.S. or other countries where our service providers operate.

9. Changes to This Policy

We may update this Privacy Policy from time to time. When we do, we'll revise the “Last updated” date and, for material changes, provide additional notice through the Service or by email.
